A Marlow Airbnb host's practical guide to turnover cleaning — timings, linen, restock, what guests notice, and how to staff regatta week without reviews dropping.
The reality of an 11→3 turnover
Airbnb check-out in the Thames Valley is usually 11:00. Check-in is usually 15:00. That gives a cleaner four hours, of which 30–45 minutes is travel either side. Practically, 2.5–3 hours of cleaning time for a 1-bed turnover.
A trained Airbnb cleaner does that in 75–90 minutes. A residential cleaner trying to "also do Airbnbs" will not finish on time, and you will start losing reviews to "felt rushed at check-in".
What an Airbnb turnover actually covers
Distinct from a regular clean:
- Linen change — bed linen swapped, used set bagged for laundry. Spare set should be on site.
- Bathroom reset — used towels removed, fresh towels staged, complimentary toiletries restocked, toilet roll replaced before depleted.
- Kitchen reset — dishwasher emptied, surfaces wiped, kettle descaled if hard-water area, basic supplies (salt, pepper, dishwasher tablets, washing-up liquid) topped up.
- Welcome staging — kettle filled and ready, mugs out, welcome card visible, WiFi password placed where guests look first.
- Photo handover — timestamped photos sent to host within 30 minutes of finishing. Damage flagged immediately.
- Restock log — what we replaced, what is running low. Used by the host to budget supplies.

Linen service (we wash, iron, fold) adds £25–£45 depending on set size and adds about 24 hours to cycle time. Most hosts run their own linen rotation with two sets on site.
Same-day capacity during regatta weeks
Henley Regatta and Marlow Regatta create a hard demand spike across the SL7/SL8/RG9 postcodes. Three things to know:
- Book 6–8 weeks ahead. Local cleaners book out for regatta week by mid-May.
- Premium turnover pricing is normal for those weeks (+£10–£20 per turnover); guest cleaning fees absorb it.
- Same-day turn capacity is the tightest constraint, not cleaning quality. Confirm the cleaner can guarantee same-day, not "we will try".
What guests actually notice
Five-star reviews mention these in roughly this order:
- Bed feels like a hotel bed (crisp linen, hospital corners, no hairs).
- Kitchen actually clean enough to cook in (no greasy hob, no crumbs in toaster).
- Bathroom smells fresh, no limescale on the showerhead, mirror streak-free.
- Welcome touches are visible immediately (mugs out, kettle on standby, WiFi password obvious).
- Floors hair-free for the first 24 hours.
These are the things a turnover cleaner is graded on, not "is the windowsill dust-free". Host-experienced cleaners prioritise differently from house-cleaning generalists.
What goes wrong (and how to prevent it)
- No spare linen on site. Cycle time is 24h+. Always two sets minimum.
- Locked supplies cupboard. Check-in code lockboxes solve this; we never need to rummage.
- Damage logged late. Photo handover at end of every clean catches it within hours, not after the next guest leaves.
- Cleaning fee not adjusted for new costs. Update the Airbnb cleaning fee any time supplier prices move; do not absorb it from the nightly rate.
How to onboard a turnover cleaner
- Walk-through of the property (30 min) — show where everything lives, lockbox codes, parking.
